OWNERSHIP, WITH THE DETAILS IN VIEW

Understand the HOA.
Understand the membership.

A thoughtful purchase starts with three separate questions: what the association requires, what the club membership includes, and what golf access costs.

01 / ASSOCIATION

HOA assessments

Review the property’s current dues, budget, reserves, insurance and any special assessments. Confirm exactly which services are association responsibilities.

02 / CLUB

Membership terms

Obtain current written membership requirements, privileges, fees, dues and any transfer terms. Check obligations that attach to the specific property.

03 / GOLF

Separate golf access

Golf privileges require separate club approval and applicable fees and dues. Do not treat the home price or an MLS HOA figure as an all-in golf membership cost.

QUESTIONS WORTH ASKING

Before you make
Clear Creek your own.

Where is Clear Creek Tahoe located?

Clear Creek Tahoe sits off U.S. Highway 50 on the eastern slope of the Carson Range, between Carson City and Lake Tahoe. It uses a Carson City mailing address but is located in Douglas County, Nevada. The club address is 3745 Golf Club Drive, Carson City, NV 89705.

Is Clear Creek Tahoe a private golf community?

Yes. Clear Creek Tahoe is a private residential and club community with an 18-hole Coore & Crenshaw golf course. Golf access requires a separate membership, application and approval, and applicable fees and dues; buying a home does not automatically include golf privileges.

What amenities are available?

The club describes a mountain clubhouse with dining, fitness and wellness spaces; Summit Camp with pools, tennis, pickleball and family activities; trails; and the separate Twin Pines Lake & Ski House on Lake Tahoe. Access depends on membership, current operating rules, guest policies and seasonal availability.

How much are the HOA dues and club fees?

Ask for the current property-specific HOA resale package and a separate written club membership quote. Review recurring assessments, any special assessments, initiation or transfer costs, dues and spending requirements if applicable. This guide does not publish an unverified community-wide fee, and an MLS HOA figure should not be assumed to include club or golf costs.

What HOA documents should I review before buying?

Request the current CC&Rs and amendments, bylaws, rules, budget, reserve study, financial statements, insurance summary, recent meeting minutes and assessment information. For a homesite or remodel, also request the architectural and landscape standards, review process, fees and applicable construction deadlines.

Is the Lake & Ski House inside the residential neighborhood?

No. Twin Pines is a separate lakefront club amenity on Lake Tahoe, rather than a beach within the mountain neighborhood. The historic house was designed by Julia Morgan. Confirm current beach, pier, shuttle, ski-storage and guest arrangements with the club for your membership category.

Can Clear Creek work as a part-time Tahoe home?

It may suit buyers who want a Nevada mountain base with golf, club activities and access to the broader Tahoe area. Before deciding, compare your travel routes, seasonal use, insurance, property care, HOA obligations and membership costs. A home purchase should fit your personal use and budget without assuming rental income.

Can I rent a home or build on a homesite?

Do not assume a specific rental or construction use is permitted. Review current community restrictions and property-specific approvals with the association, club and Douglas County as applicable. For a homesite, evaluate survey, slope, utilities, soils, setbacks, design review and the total cost of the proposed home.

Where can I search homes and recent sales?

Use Search Clear Creek Homes to open Crystal Bauer’s Clear Creek Tahoe neighborhood page on crystalspropertyconnection.com. It includes MLS-fed homes for sale and a recently sold section. Availability and listing details are maintained there, rather than copied into this guide.
